APPLICATION OF GRAHAM AND MARKOWITZ METHODS FOR ANALYSES IN THE POST-PANDEMIC REAL ESTATE FUNDS MARKET AND SHARES IN THE CONSTRUCTION SECTOR
Abstract
The construction sector is important for the Brazilian economy not only because it provides jobs, income, and contributes to social progress, but also because it enables investment in the real estate funds and stocks market. However, crises and market changes can affect the scenario, requiring investors to seek adequate strategies and information to apply their financial resources more securely. In this context, this research aims to apply methods that help investors make smart decisions, using fundamental and technical analyses to evaluate the post-pandemic financial market. Thus, for the first analysis, six companies were chosen to compare the calculated intrinsic value with the current price, applying Benjamim Graham's formula in Excel, while the second is based on the Markowitz method using Python programming for risk-return-based investments with the purpose of buying stocks and selling at a higher price in a short period of time. Thus, with the calculations, it was possible to identify stocks that had an increase in value in the long term, such as the MRV Engineering fund (MRVE3), which from 2020 to 2023 had an average calculated intrinsic value of R$ 20.15 compared to a current price of R$ 13.95, indicating an excellent investment. Moreover, through graphical analysis, a portfolio with values of 52.5% volatility and 65% return was identified. Therefore, through these approaches, optimized investment portfolios were defined, allowing an analysis of the sector during the pandemic period and after its occurrence.
